Before lodging plans with your council a BASIX assessment is required for all new development and complying development applications associated with new residential buildings, including:
- All New dwellings (Single & Dual-occupancy), Villas, Town houses
- Unit & Multi-unit developments
- Granny Flats
- Alteration & Additions (equal to or greater than $50,000)
- Swimming pools and/or outdoor spas (with a capacity equal to or great than 40,000 litres)
This assessment will measure your proposed development for sustainability against BASIX targets that are based on the NSW home benchmark average.
The BASIX online calculator identifies sustainability features required to be incorporated into the building design. These can range from:
- Rainwater tanks
- Hot water systems ratings
- Showerheads and tap ratings
- Light fittings
- Wall/ceiling insulation
- Glass and window ratings
Once your design has complied, a BASIX certificate can be printed and attached with your development application for submission to your council. All commitments required will be listed on your certificate and must be included on the architectural plans.
The BASIX tool calculates the water and energy scores based on a range of data, including size, location, positioning and design feature/fixtures.
Before the BASIX certificate is finalised you will receive a BASIX report, which is a draft copy that enables you to go through the details and make any changes. Changes can be made after the certificate has been issues, however additional fees may apply.
